U.S. GOVERNMENT - NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Nevada City: Las Vegas & North Las Vegas Delineated Area: North: Bruce Woodbury Beltway (Highway 215) to E. Tropical Parkway South: W. Lake Mead Pkwy to Interstate 215 East: N. Sloan Ln. to Las Vegas Blvd. to Interstate 11 West: Bruce Woodbury Beltway (Highway 215) See attached map Minimum Sq. Ft. (ABOA): 24,050 Maximum Sq. Ft. (ABOA): 26,455 Space Type: Office Parking Spaces (Total/Surface/Reserved): 2 Parking Spaces (Surface): 2 Full Term: 240 Months Firm Term: 180 Months Additional Requirements: Space offered must allow access to a private bus for drop off and pick up. Access point shall be within direct line of site and 50 feet of the principal functional entrance of the building. Restaurants must be located within a walkable 2,640 feet from the principal functional entrance of the building, as determined by the LCO. Stops for one or more public bus or streetcar lines usable by tenant occupants and their customers must be located within the immediate vicinity of the Building, but generally not exceeding a safely accessible, walkable 2,640 feet from the principal functional entrance of the Building, as determined by the LCO. Site should not exceed an 8-hour time-weighted average (TWA) of 85 dB(A) and for impulse noise of 140 dB(A). Space offered must be contiguous floors and spaces within offered buildings. Where single floor tenancies are not possible, complete sections must be located together. The sections for this requirement are: Command Section – 1,700 ABOA Support Functions – 4,970 ABOA Operations Section – 2,285 ABOA Testing Section – 2,225 ABOA Medical Section – 5,300 ABOA Counselor Section – 2,760 ABOA Space offered shall meet the following requirements: Not to exceed 3:1 length to width ratio Not be “U” or “L” shaped No atrium(s), light well(s) or other areas interrupting contiguous space No irregular space configurations or other unusual building features adversely affecting usage The agency may not collocate on properties with the following businesses or occupiers: Businesses where the primary objective is selling or serving alcohol Drug and alcohol rehabilitation centers Confinement facilities Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Expressions of interest must include; Building name and address; Contact information and e-mail address of offeror’s representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $49.13/ABOA SF, and a BSAC allowance of $12.00/ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
