U.S. GOVERNMENT - NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Virginia City: Stafford Delineated Area: North: Start at the corner of Poplar Road and Mountain View Road to Joshua Road. Follow Joshua Road going East to Garrisonville Road. North on Garrisonville Road to Aquia Creek. Follow Aquia Creek going East until it connects with US-1. East: US-1 South to Ramoth Church Road. South: Ramoth Church Road to Kellogg Mill Road to Poplar Road. West: Poplar Road North to Mountain View Road. Minimum Sq. Ft. (ABOA): 18,000 Maximum Sq. Ft. (ABOA): 18,000 Space Type: Office Parking Spaces (Total): Local Code Parking Spaces (Surface): Local Code Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: Ten (10) Years Firm Term: Five (5) Years Option Term: N/A Additional Requirements: Reference Project Number: 3VA0712 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest must include: Building name and address; Contact information (name, address, telephone number and e-mail address) of offeror’s authorized representative; ANSI/BOMA office area/usable square feet (ABOA SF) and Rentable square feet available, identifying the specific floors, square footages, and date of availability; Asking full-service rental rate per ABOA SF and RSF, meeting GSA’s standard building shell requirements. Operating costs per ABOA SF and RSF included in the full-service rates; Scaled floor plans (as-builts) identifying offered space; Information on project and building ownership; Offered rental concessions, if any; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government. The U.S. Government currently occupies office and related space in a building under a lease in Stafford, Virginia, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc.
